Coastal Conditions Can Be Tough on Mount Pleasant Homes

Living near the South Carolina coast is one of the things that makes Mount Pleasant such a desirable place to call home -- but coastal conditions can also be hard on our homes. High humidity, salt-laden air and intense sun exposure combined with occasional high-wind weather like tropical storms and hurricanes can accelerate deterioration of building materials faster than homes farther inland. Routine crawlspace moisture management, roof inspections, and the use of corrosion‑resistant materials are essential for protecting your investment. We help buyers evaluate these factors during inspections so they can distinguish normal coastal aging from true red‑flag issues and make informed decisions with confidence.

While many of the same defects can be found in homes throughout the Charleston area, Mount Pleasant's proximity to the coast makes certain conditions particularly important to consider. Moisture and humidity, drainage, crawlspaces, exterior deterioration, roof condition and storm-resistant construction features can all play an important role in a home's condition, insurability and future maintenance costs.


As a result, we pay particular attention to those facets of a coastal home that are most affected by harsh climate conditions.

  • Roofing & Storm Resistance -- A home's roof is its first line of defense against the Lowcountry's intense sun, heavy rain and high-wind weather. As a result, we evaluate the condition of the roof coverings, flashings and penetrations on the exterior and examine the visible roof structure from inside the attic as well looking for signs of deterioration, previous leaks or storm damage. Many homes in Mt. Pleasant with newer roofs are now equipped with wind-resistant features such as roof-to-wall connections, gable end bracing and hurricane clips and straps that help better secure the roof structure to the exterior walls in the event of a tropical storm or hurricane. 

  • HVAC Systems & Ductwork -- Our long summer season means the HVAC systems for homes in Mt. Pleasant work hard. High temperatures, humidity and exposure to salt-laden coastal air can contribute to corrosion and premature deterioration of outdoor equipment, while ductwork located in hot, humid attics and crawlspaces can be vulnerable to condensation, air leakage and deterioration. As a result, we inspect the indoor and outdoor HVAC equipment and ductwork for conditions and repair needs that may affect indoor comfort and the equipment's operation and longevity.

During the inspection, we look closely at siding and trim, windows and doors, porches, stairs/railings, decks and other exposed components for deterioration, wood rot and conditions that can allow water intrusion. In fact, many homes in Mt. Pleasant are equipped with hurricane-rated windows, doors and garage doors that are designed to better withstand the impact of high-wind and rain. Additionally, homes close to the coast can experience accelerated corrosion of fasteners, connectors, flashing, exterior hardware and other metal building components due to the salty air. 

  • Elevated Foundations & Crawlspaces -- With many areas of Mount Pleasant located in low-lying coastal and flood-prone environments, elevated construction is a familiar part of the local landscape. Specifically, an elevated home is one in which the entire home is literally elevated off the ground by a system of large concrete piers in which parking area is positioned underneath and is enclosed with large flood vents all the way around. Thus, you'll notice an elevated home by its stately exterior stairs which lead up to a large front porch and entryway. From an inspection perspective, we pay close attention to structural supports and connections, signs of movement or deterioration, and moisture-related conditions beneath the home.

  • Grading & Drainage -- ​Many Mount Pleasant homes are located near marshes, wetlands, ponds and other low-lying areas where the soil can remain wet and heavy rainfall may be slow to drain. As a result, managing rain water run-off so that it drains away from the home and reduces prolonged moisture exposure to the siding and foundation is especially important in our coastal environment via proper grading of the yard, flashings and gutters. During the inspection, we look for indications of poor drainage, standing water, soil erosion, excessive crawlspace moisture and other conditions that could adversely affect the home's foundation and structural components over time.​​

 

  • Flood Vents  -- Flood vents are a critical part of coastal home construction in South Carolina, especially in areas like Charleston, where elevated homes are common and flooding is a real risk. Flood vents are openings installed in the foundation walls of elevated homes. They’re designed to let floodwater flow in and out of the enclosed area beneath the home (like a garage or storage space).


Hurricane Protection & FORTIFIED Roofs

For Mount Pleasant homeowners, protecting your home against high winds and hurricanes is more than a construction issue -- it can also affect insurance costs. South Carolina encourages homeowners to strengthen homes against wind damage through improvements such as stronger roof-deck attachment, secondary water barriers, roof-to-wall connections, opening protection and high-wind-rated roofing materials.
